Initial Quote

So

spent over 4 hours over two days going through everything in (painful for the sales guy) detail.
In all honesty he was very good and patient and was able to answer most questions.

So..... list house price  is $238,900K

*signed up to the obligitary "get all this extra crap" for  $4k. Who are they kidding? not just UE but all volume builders do it. at least everyone knows that it is all built into the price anyway. If it was really $40k worth of extras do you think they would give it away for $4K anyway all part of the game.

* $10,000 of list price offer was running at the time so got $10k off list price nice!

Upgrades:
  • Ceiling heights raised to 2740 ground and 2590 1st floor 8K
  • Timber bi-fold and timber sliding $10k
  • Timber windows(double glazed) in all bar kids beds $2k
  • sliding door for wardobes in kids bed 1k
  • HIgh gloss kitchen 4K
  • 40mm caser stone benchtop with waterfall edge 2.2k
  • downlights 5k
  • Refridgerated cooling (was worried about upstairs becoming a sauna in summer) 10.5 K
  • Upgraded stair case and Balustrate 12.5k

adding up hey?  so in addition upgraded sinks, more powerpoints , tv points , laundry cabinets, insulation

in the end

TOTAL QUOTE $312,000 so about $84,000 of extras

maybe they will use their bonus upgrades logic and give it to me for $8,500??

Colour Apponitment Tommorrow , I am looking forward to it but scared it will add another 10K

The Urban Edge Zesk 003- floor plan Changes

- So we have decided on the Urban Edge Zesk 003
It is a four bedroom house that will suit our 10m x 30m block perfectly and give us Room as our family grows from 3 to 4 and maybe 5?? (that's a few years off though :-))

We have requested the alfresco area to be filled in which will give us a large 8.5m x 6.3 wide open plan kitchen/meals/living area.

We plan to have a large bi fold at the rear that will open out to a deck

We have re located the rear windows to the meals area and will keep the sliding door in what will be the new meals area where the alfreso would have been. this should give us ample natural light  as the back of the house is south west facing so we need to maximise what natural light we can.

My next post will focus on what upgrades we have added to our intial quote

HI Everyone,
I have created this blog to help all those considering urbanedge as your builder.
Like most people the descision to build a house is the biggest of our lives so far, and overwhelming at first.

The history of how we came to build is We owned a 2 bedroom house and have our second child on the way so we neede something bigger.

We looked at all the options extending our current house, private builder, volume builder.

In the end we liked the Urbanedge floorplans & designs and the fexibility they offered when we requested changes to floor plans etc.


So the journey starts I hope someone out there finds this blog informative as I could not find a lot on Urbanedge apart from the standard 1 star or 5 star reviews on productreview.com.au, which I think are really people who seem exagerate to the extreme one way or the other. It would not surprise me if it is rival builders slagging off a builder with 1 star reviews then employees of said builder writing a glowing 5 star review.
